We offer a straightforward flat rate for standard 2BR/2BA and 3BR/2BA homes with no additional water zones or pool — a clear starting point built around your actual property. From there, we add $10 per visit for each additional water zone.

What Is a Water Zone?

Your pricing starts with your water zones — every area in your home containing a water source, supply line, or drain connection. That includes:

Kitchens • Bathrooms • Laundry Rooms • Outdoor Sinks • Refrigerators with Ice Makers • Wine Coolers • Steam Dryers • Dishwashers

Water is the #1 cause of undetected damage in unoccupied Florida homes. The more water zones your home has, the more precisely it needs to be monitored — and the more exposure you carry if something goes wrong undetected between visits.

Every water zone we identify becomes a documented checkpoint on every visit. That documentation matters: if a water-related loss occurs in your unoccupied home, a professional, time-stamped walkthrough record is exactly the kind of evidence your insurance carrier may ask for — and what a verbal account from a neighbor cannot provide.

Condo or Villa? Here's What That Means for Your Plan.

Most of our clients in Kings Point, Valencia Lakes, Valencia Del Sol, and Medley at Southshore Bay live in condos, villas, or attached homes — and pricing works the same way, but the risk profile is different.

In a condo or villa, your exposure doesn't stop at your front door. Shared plumbing walls mean a water event in a neighboring unit can affect your home directly — and go entirely undetected if no one is monitoring your interior. HVAC condensate lines, lanai drainage, and interior supply lines are among the most commonly overlooked owner-responsible systems in attached Florida homes, and they're among the first things we document.

What typically changes in a condo or villa plan:

  • Exterior walkthroughs focus on lanai, balcony, entry, and any owner-responsible outdoor features rather than roof, gutters, or full-perimeter exterior
  • Interior water zone documentation is often the most critical component — and where we spend the most time
  • HVAC and humidity monitoring take on added importance given the enclosed footprint and Florida's climate. In an unoccupied condo or villa, elevated humidity and poor air circulation can create conditions for microbial growth within 24 to 48 hours of an undetected moisture event — and in an attached building, that risk doesn't stay contained to one unit.

In a single-family home, the full exterior is owner-responsible — roof, gutters, hose bibs, irrigation, pool, pool cage, and perimeter — which typically means a higher zone count and a broader walkthrough scope.
