Welcome to Headed South – Snowbird Home Services ("Company," "we," "our," or "us"). By accessing or using our website, services, or engaging with our team, you ("you," "your," "Homeowner," or "Client") agree to comply with and be bound by these Terms of Use. Please read them carefully. 


1. Services Provided Headed South Snowbird Home Services offers home watch, property check-ins, and related concierge services tailored for Florida homeowners, particularly in 55+ and seasonal communities. Detailed descriptions of our services can be found on our website and/or in your individual service agreement.

2. Eligibility By using our services, you confirm that you:

  • Are at least 18 years old.
  • Own or have legal authority over the property where services are requested.
  • Agree to provide accurate and complete information regarding your property and service needs.

3. Scheduling & Access

  • You are responsible for providing us with any necessary keys, access codes, or permissions to access your property.
  • Visits will occur at the frequency agreed upon in your service plan.
  • Emergencies may result in unscheduled visits.

4. Client Responsibilities You agree to:

  • Maintain valid homeowner's insurance on your property.
  • Inform us of any special instructions, existing damage, or ongoing issues at your home.
  • Notify us immediately of changes to your contact information or property status.

5. Limitations of Service

  • We are not a licensed contractor, plumber, electrician, or medical/security provider.
  • Our role is observing and reporting. We may recommend third-party professionals for repairs or emergencies, but you remain responsible for hiring and paying such providers.
  • We cannot guarantee the prevention of all damage, theft, or loss.
  • Headed South Snowbird Home Services is not a 24/7 emergency service. While we make reasonable efforts to respond promptly to urgent matters, we cannot guarantee immediate response outside of scheduled business hours.

6. Liability Disclaimer To the fullest extent permitted by law:

  • We are not liable for damages caused by natural disasters, storms, accidents, break-ins, pests, mold, water damage, or issues that occur outside of scheduled visits.
  • We are not responsible for negligence or failure to act on the part of third-party service providers.
  • Our total liability for any claim shall not exceed the amount paid by you for services in the 30 days before the claim.

7. Payment & Fees

  • Payment terms will be outlined in your service agreement or invoice.
  • Late payments may result in suspension of services.
  • All fees are non-refundable unless otherwise stated in writing.

8. Termination

  • You may cancel services with 30 days' written notice.
  • We reserve the right to terminate services immediately for non-payment, unsafe conditions, or misuse of our services.

9. Privacy & Data Use We collect personal information, including your name, contact details, property address, and service preferences. This information is stored securely and used solely to provide and improve our services. We use industry-standard security measures to protect your data. We do not sell or share your personal data with third parties, except as required by law or with your express consent. You may request deletion of your personal data at any time by contacting us directly. We comply with all applicable Florida privacy laws.

10. Photography & Documentation In the course of providing home watch services, we may take photographs or video of your property for documentation purposes. These images are stored securely in your client portal and are used solely for service reporting. We will not publish, share, or use property images for marketing purposes without your express written consent. You retain ownership of all documentation related to your property.

11. Indemnification You agree to indemnify, defend, and hold harmless Headed South Snowbird Home Services, its owners, employees, and agents from any claims, damages, losses, or expenses (including reasonable attorney's fees) arising from your use of our services, your breach of these Terms, or your violation of any applicable law or third-party rights.

12. Force Majeure Headed South Snowbird Home Services shall not be held liable for any failure or delay in performing services due to circumstances beyond our reasonable control, including but not limited to hurricanes, floods, natural disasters, government restrictions, power outages, or other acts of God.

13. Dispute Resolution In the event of a dispute, both parties agree to first attempt resolution through good-faith negotiation. If unresolved within 30 days, disputes shall be submitted to non-binding mediation before pursuing litigation in Hillsborough County, Florida.

14. Governing Law These Terms are governed by the laws of the State of Florida. Any disputes shall be handled in the courts of Hillsborough County, Florida.

15. Changes to Terms We may update these Terms of Use at any time. The revised terms will be posted on our website with a new "Effective Date." Continued use of our services indicates your acceptance of the updated terms.
